Should you be servicing your Air-conditioning unit?

Regular servicing of an air-conditioner prevents malfunctions.  It is also an excellent way to make sure your system is operating as efficiently and cost effective as possible.  If the unit is low on refrigerant or has a water leak, this will cause a dramatic increase in energy consumption in your home or property.

Did you know it’s also important to maintain your air-conditioner for health reasons? Old and poorly-maintained air-conditioners have been shown as factors in many health conditions, including respiratory conditions and the spread of some diseases.

When it comes to servicing your air-conditioner you should always use a licensed refrigeration mechanic to work on your system. While some simple cleaning task such as cleaning the filter can be performed yourself, other tasks will always require the help of a professional. Never attempt any maintenance work, as you may do more harm than good.

What you should expect when a professional contractor conducts a service on your a/c unit:

  • Thorough clean of the condenser and evaporator coils.
  • Checking the system has the correct refrigerant charge (repairs to an air conditioner’s sealed refrigeration system can only be completed by a licensed technician).
  • Checking and tightening of electrical connections (repairs to an air conditioner’s electrical connections can only be completed by a licensed electrician).
  • Flushing of the drains.
  • Checking, cleaning and repairs to the duct work.
  • Inspection of your unit and recommendations for any repairs to help extend the life of your air conditioner and ensure maximum energy efficiency.

Even if you do not suspect your Air-conditioner has any problems, you should service and inspect it at least once a year.

As a property owner, the best thing you can do for your air conditioning unit is clean your filters. Filters may need more frequent attention if the air conditioner is in constant use, is subjected to dusty conditions, or you have fur-bearing pets in the house.

Under the Peter Bruhn & Associates lease agreement a Tenant is responsible for cleaning the air conditioner filters.  Our inspection team check these regularly at routine inspections and also at outgoing final bond inspections to ensure the Tenant is keeping these clean.
